The starting point of the design was an old nogeosu (lone old tree) located in the southeastern part of the site. Though it may have appeared unimpressive, and despite not being designated as a protected tree—thus technically replaceable—the team obtained approval from the relevant authorities. Still, its presence brought a rare and unique inspiration to the apartment complex design. Located at the heart of the Jincheon–Eumseong Innovation City, this site sits at the end of a pedestrian road in a commercial district. It invites residents to imagine a lifestyle where they can stroll through the complex after work and naturally arrive at a nearby theater street. The layout follows the developmental axis of surrounding apartment complexes, maximizing ventilation and views. As a rare and highly valuable piece of land left undeveloped since 2015 due to unsold units, it holds strategic appeal.

Moving beyond conventional apartment designs, the team pursued an original approach that harmonizes with the commercial surroundings. Instead of plain stone finishes at the building base, various protruding masses were applied to the lower volumes to create dynamic street-facing views. Along the central pedestrian axis—anchored by the nogeosu—terrace houses were introduced. The slab-type residential towers, oriented to the south, embrace these terrace houses to form a distinctive landscape.
