The Brain City General Industrial Complex is an advanced industrial cluster, a future-oriented urban district integrating industrial, commercial, and residential functions. It serves as a strategic hub with concentrated employment and residential demand, connected to large-scale industrial facilities such as the Samsung Electronics Pyeongtaek Campus. Located on a corner lot facing two roads, the site boasts excellent visibility and superior vehicle accessibility through direct connection to main arterial roads. Besides the road-facing sides, the other boundaries adjoin public open spaces designed as parks, maximizing the exposure of ground-floor commercial facilities and facilitating visual and physical linkage with surrounding pedestrian flows.

The site’s public open passage connects urban flows and encourages interaction with commercial facilities. This spatial arrangement serves as a central node for exchange between Ajou University Hospital and the commercial area. The upper floors emphasize landmark status in the urban fabric through frame colors contrasting with repetitive window patterns. The corner-shaped site condition was actively utilized to form a dual massing composition securing visual centrality, while facades facing each road were designed to be perceived as a unified frontage. A site-level difference of approximately 2 meters presented a significant challenge for direct, step-free access from the street to neighborhood commercial facilities. This was resolved by grouping commercial blocks and adjusting site levels internally.
