Yeoju City, located at the heart of South Korea, has established a large-scale logistics facility consisting of two buildings totaling 85,000㎡ to meet the logistics demand of the southeastern metropolitan area. This project has drawn significant attention from regulatory authorities throughout its progress. To minimize traffic burden caused by increased vehicle volume, requests were made for lane widening, road expansion, and the construction of a new rear road, reducing impact on adjacent areas. Additionally, considering the massive scale of the logistics complex and its effect on the surrounding landscape, a color scheme was applied through landscape review.
The two buildings maintain a 35m separation distance to avoid vehicle circulation interference and provide ample space for waiting trucks during loading and unloading. The design maximizes logistics efficiency by utilizing the short sides of the buildings for loading and unloading operations. Although all warehouses are currently planned as ambient temperature storage, space has been reserved for future equipment expansion to accommodate cold storage and freezing needs, allowing flexible adaptation to market changes. Due to the site’s characteristics, which do not allow access to metropolitan water supply, an underground well was developed. However, since water demand is low, the project proceeded without difficulties.
