Located at the Myeongdong intersection in Seoul, this mixed-use facility is situated on a narrow site, harmonizing with surrounding 30-story buildings while preserving a protected ginkgo tree. A media facade introduced facing Myeongdong street enhances the city’s dynamism and offers a new visual experience for residents and visitors. To overcome difficulties in vehicle access on narrow roads and underground parking planning affected by low site coverage ratio, part of the self-parking was converted to mechanical parking, reducing excavation costs. The building’s floor count was optimized to maximize rental income.

Efficient Space Composition: Floors 1–2: Daycare center and smart education facilities serving as community spaces for residents. Floors 3–7: Community center enhancing access to public services. Floors 8 and above: Office spaces to increase commercial value. Optimized Circulation: Public facilities are placed on lower floors to improve circulation for residents and users. Due to sunlight restrictions caused by adjacent high-rise buildings, geothermal energy was adopted instead of solar panels to improve energy efficiency. Although geothermal facilities doubled the PD (plant device) and AD (air duct) space requirements, design optimization minimized the loss of usable area.
